A $16.3 Million Montana Ranch That Starred in ‘Yellowstone’ Has Been on the Market for Over a Year—Can ‘The Madison’ Finally Help It To Sell?

When famed showrunner Taylor Sheridan debuted his hit Western series "Yellowstone," it was said to have pushed a wave of city dwellers to snap up ranch properties in places like Montana and Texas in a bid to live out their own John Dutton dreams.

Dubbed the "Yellowstone effect," the success of the show was credited with sparking a surge in interest in the ranching lifestyle—adding to a population boom that began in Montana in 2010, eight years before the series debuted.

However, that trend does not seem to have yet spread to one of the few Montana properties that not only closely resembles the Dutton family ranch, but actually had a starring role in "Yellowstone."

Known as Two Feathers Ranch, the property has been on the market since October 2024 with a lofty asking price of $16.25 million, facing what appears to be a very steep uphill battle toward finding a buyer—despite soaring interest in the area.

While the property has earned local renown among tourists who routinely flock to take pictures of its stunning landscape, that popularity appears to have done little to push any prospective buyers toward snapping up the 347-acre parcel, which comes complete with such an impressive slate of features that even Kevin Costner's "Yellowstone" character couldn't fail to be bowled over.

"The Two Feathers Ranch is an extraordinary estate near Darby, offering a combination of luxury and rugged natural beauty," the listing crows.

"Situated on the southern portion of the historic Chief Joseph Ranch, this property boasts a gated entry and a range of amenities, including water rights for the irrigated meadows, shared border with U.S. Forest Service land on two sides, and 2,500 feet of frontage on beautiful Tin Cup Creek."

At the heart of the property is a beautiful lodge-style main residence that spreads over more than 7,000 square feet, including a jaw-dropping great room with soaring 34-foot ceilings and an entire wall of windows that overlook the spectacular landscape.

Far from your average "lodge," the property is replete with high-end amenities, including a climate-controlled wine room, in-floor radiant heating, a private movie theater, and even a "dedicated hot tub spa room."

"Throughout the home are beautiful Amish crafted hand scraped solid hickory wood floors, custom lighting fixtures, faux leather wall finishes, wrought-iron accents, tile accents, custom trim and draperies plus remote-controlled window shades which add elegance to every room," the listing goes on.

Then, of course, there are the properties close ties to the "Yellowstone" universe, having served as a primary filming location not only for the original series, but also for its spinoffs, including "1923" starring Helen Mirren and Harrison Ford.

But despite being put on the market when "Yellowstone" fever was still at its peak ahead of the show's finale, the ranch has sat somewhat stagnantly since its listing went live in October 2024.

Fortunately, help may well be at hand in the form of Sheridan's newest project, "The Madison," which debuted on March 14 and is already said to have raised interest from East Coasters who have their sights set on a move out West.

Starring Michelle Pfeiffer and Kurt Russell, the show follows the relocation of a wealthy New York-based family who move to Montana's Madison River Valley.

The series is set in Ennis, MT, a tiny town with population of just 615 people that has a sky-high median listing price of $742,000, almost double the national median of $403,450. Yet, according to local real estate experts, that price tag has done little to deter homebuyers from heading West.

Chase Heiland, a Montana real estate broker with Keller Williams, previously told Realtor.com that "The Madison" could be a case of art imitating life—revealing that he has seen a great deal of interest in the area from New Yorkers.

"I had some clients from New York who bought land in Ennis with plans to build their retirement home there someday," Heiland explained.

That interest carried on the influx of prospective buyers who reached out to Heiland in the wake of the "Yellowstone" premiere, many of whom admitted to him that they had never even stepped foot in Montana before expressing a desire to live there.

"I do recall getting calls from people who said, 'I saw Yellowstone, I want to move there,' and when I'd ask if they'd ever been here before, they'd say no," he shared.

He added that New Yorkers, and city dwellers in general, seem to be drawn to the region's most idyllic offerings, including its wide-open spaces, ranch lifestyle, and recreational activities such as skiing and fly-fishing—all of which are readily available at Two Feathers Ranch.

While the primary residence on the property arguably offers the closest thing to the Dutton family's own abode, it is the dwelling's outdoor offerings that really make it shine, according to the description, which notes that the sprawling parcel is home to a creek for trout fishing; fenced, irrigated meadows; a lake; and a "heavily treed forest."

Also dotted across its 371 acres are several additional structures, including a 1,440-square-foot guesthouse, a manager's home, a shop, a hay barn, multiple horse barns, a horse arena, and stock working headquarters—everything a budding rancher needs to start their new life.

Two Feathers Ranch was originally part of the Chief Joseph Ranch, which has more recently become known as the real-life Dutton ranch because of its close ties to the show; much like Two Feathers, Chief Joseph was used regularly as a filming location for the series.

And while it is located about three hours' drive away from Ennis, where "The Madison" is set, Two Feathers offers much of the same stunning scenery that viewers are now enjoying in Sheridan's latest offering—albeit without the high-stakes drama.

But the property could also be viewed as a lucrative investment—with listing agent Deke Tidwell of Hall and Hall revealing to Robb Report that the ranch can effectively be used as a blank canvas, noting that there are no restrictive convenants or conservation easements in place on the parcel.

"People don’t come to Montana to be told what to do. Once you cross the gate, it's yours," he told the outlet.

Some buyers might look to the Chief Joseph Ranch as a model for how to transform at least part of the property into a business; while that property operates as a working cattle ranch when it isn't being used as a TV set, its owners rent out two cabins on the land for $1,400 and $1,700 a night, respectively.

One of those cabins belonged to the character Lee Dutton in Season 1 of the show. Named Fisherman Cabin, it has views of Bitterroot River, the Bitterroot Mountains, and the Sapphire Mountains. Occasionally, it houses the lodge's staff. This cabin can be rented out for $1,400 a night for four people; there's a $50 charge per night for each additional guest.

The second cabin, named Ben Cook Cabin, is the lodging of the Rip Wheeler character in Seasons 1 and 2. It can be rented out for $ 1,700 a night for up to four people; there's also a $50 charge per night for each additional guest.

While the main lodge on the ranch serves as the primary residence of its owners, Shane and Abigail Libel, it operated as a successful bed and breakfast from 2004 to 2012.

Coupled with the frenzied anticipation surrounding another Sheridan project—his upcoming "Yellowstone" sequel "Dutton Ranch"—Two Feathers could well be in prime position to snag a buyer, whether in the form of a Western TV fanatic or a savvy investor with their eyes on a true Montana prize.
