Coconut Grove’s Newest Luxury Boutique Residences Are 50% Sold Preconstruction

A Miami developer is focusing on a concept it's calling "Go Boutique" living.

"After nearly two decades of building throughout Miami, we’ve watched the market evolve," Andrew Rasken, CEO of META Development, tells Realtor.com®.

He says local buyers "are not interested in the status quo large-scale offerings. They want something that feels curated, intentional, and livable in every aspect."

It's now officially broken ground on OPUS Coconut Grove, a boutique luxury residence in one of Miami’s most storied neighborhoods.

"OPUS redefines the next era of residential development, where intimacy is the best amenity," says Rasken. "With OPUS, layouts align more closely with single-family living than with condominium life, and residents live within the discreet community."

What OPUS is all about

The project has secured a $28 million construction loan from Arixa Capital and is slated for completion in 2027.

“Breaking ground on OPUS is a meaningful milestone for our team and a reflection of where the market is heading,” says Rasken. “There is a growing shift toward residences that feel more personal, more intentional, and more connected to their surroundings. Buyers are becoming increasingly discerning, prioritizing design, scale, and privacy over sheer volume. OPUS responds to that shift in a way that feels both current and enduring.”

The project was designed by architect Kobi Karp, who also designed a Miami Beach condo once owned by tennis star Caroline Wozniacki and former NBA star David Lee.

Interiors were designed by Brazilian designer João Armentano, whose notable projects include Sao Paulo’s Hotel Unique and the Hotel Carmel Taíba in Ceará.

Sales and marketing for the project are exclusively led by The Nicolas Group at SERHANT.

Pricing starts around $3 million, and the building is now more than 50% sold.

According to The Nicolas Group at SERHANT., demand has been driven by purchasers seeking privacy, scale, and a more considered alternative to traditional high-rise living.

About the residences

OPUS is a limited-edition collection of 12 residences and two penthouses, designed to offer the spaciousness and comfort of a single-family home within an intimate vertical environment.

Residences start at approximately 1,900 square feet, offering generous layouts with corner units showcasing wraparound terraces that enhance a seamless indoor-outdoor connection.

Amenities include a rooftop pool and a 4,300-square-foot sundeck, a fitness center with sweeping views of the city and bay, and a spa featuring sauna and steam rooms.

Additional offerings include private business suites, a children’s playroom, and a selection of indoor and outdoor lounges designed for intimate gatherings, complete with a kitchen and barbecue area.
