The Best Austin Neighborhoods for Every Buyer
Ask ten Austinites what the best neighborhood in Austin is and you’ll get ten different answers, each shaped by a commute, a school boundary, or a favorite taco stand.
All said and done, the best neighborhood to live in depends on what you need from it. So, we scored 28 neighborhoods across eight measurable criteria: affordability, appreciation, schools, safety, walkability, food and amenities, kid friendliness, and commute. Then, we re-weighted the results for the people most likely to be asking.
Best overall Austin neighborhoods
Our overall ranking puts Allandale first (7.3 out of 10), followed by:
- Zilker
- Avery Ranch
- Brentwood
- Bouldin Creek
If you’re looking for “pretty good in every category,” those are your top contenders. If you have something more specific in mind, however, such as commute, schools, pets, or luxury living, we’ve got you covered there, too.
Here’s how each Austin neighborhood stacks up to the rest.
Best for commuters
Weighting: 50% commute, 25% walkability, 15% affordability, 10% safety.
Austin traffic is not kind to anyone who lives far from where they work. The winners here sit within about ten minutes of the city’s main job center and offer a real alternative to driving.
1. Downtown Austin (score 8.8)
8 min commute, Walk score 100, $690,000 median.
The shortest average commute of any neighborhood we scored, and a perfect walkability score. Crime is the trade-off, with an index of 180 against a national average of 100.
Downtown Austin is a thriving area of music, food, theatre, and more. There are four main parts to downtown: the 2nd Street district, home to the ACL Live at the Moody Theatre as well as boutiques and restaurants; the historic 6th Street district, Austin’s famous entertainment and nightlife strip; Texas State Capitol and Congress Ave., which houses the state’s capitol building, museums, and landmarks; and Fareground Austin, a vibrant downtown food hall with indoor and outdoor gathering spaces. In the summer, you can watch thousands of Mexican free-tailed bats emerge nightly from the Congress bridge, either from atop the bridge or from a paddleboard below. In the fall, you’re in close proximity to Zilker Park, home of the Austin City Limits music festival.

It’s home to a flock of free-roaming peacocks, as well as iconic street art such as the “Greetings from Austin” mural. Best for schools and families
Weighting: 35% schools, 25% safety, 20% kid friendliness, 20% affordability.
Families tend to want strong schools, low crime, and a price that leaves room for a yard. The best family scores in our data go to master-planned communities on the edges of the city, where space and school ratings come at the cost of a longer drive.
1. Steiner Ranch (score 9.5)
Nearby schools 9.6/10, Kid Friendly 99, crime index 65, $824,000 median.
The highest family score in our data, with top-rated schools and one of the lowest crime indexes in the city. However, it sits outside the city and has a 32-minute average commute, so it mostly suits families who can work remotely or accept the drive.
This master-planned community in northwest Austin is built around the hills above Lake Travis, with greenbelt trails, neighborhood pools, and community amenities designed with families in mind. It trades walkability for space, scenery, and safety, which is the right call for many households.

2. Avery Ranch (score 9.1)
Nearby schools 9.1/10, Kid Friendly 99, crime index 75, $521,950 median.
The best combination of school ratings and price in our data, at the cost of a 30-minute commute.
Avery Ranch is a master-planned community in far north Austin, built around a golf course with sidewalks, parks, and trails running through it. Newer homes and more square footage than the central city make it a natural fit for growing families, and it sits near several of the area’s top-rated schools.

4. Honorable Mention: Allandale (score 7.1)
Nearby schools 8.6/10, Kid Friendly 76, crime index 85, 1-year appreciation +9.3%, $850,000 median.
The best family pick if you want to stay central. Strong schools, low crime, and the second-best appreciation in our data. It is also the only central neighborhood with a clearly rising market as of this writing.
Allandale is a settled, tree-shaded neighborhood of mid-century ranch homes on generous lots. Allandale Park and the nearby Shoal Creek Greenbelt give families green space close to home, and the shops, restaurants, and grocery stores along Burnet Road are a short drive away. Best for young professionals
Weighting: 30% food and amenities, 25% walkability, 20% commute, 20% affordability, 5% safety.

1. Downtown Austin (score 9.3)
Food score 95, Walk score 100, 8 min commute.
Perfect marks for walkability and commute, and a top food score. Read the safety score before signing a lease.
Downtown is where Austin’s social calendar lives. Live music venues, rooftop bars, and restaurants are steps from most front doors, the Lady Bird Lake Hike-and-Bike Trail is minutes away, and the Rainey Street district is a short stroll for after-work drinks. High-rise living means more amenities in the building, too, from pools to coworking spaces. The trade-off is noise and a higher crime index than most of the city, so tour at night before you sign.

2. East Austin (score 8.7)

Best for value
Weighting: 50% affordability, 20% appreciation, 15% safety, 15% food and amenities.
Austin prices are softening, and most neighborhoods saw year-over-year declines. That makes value the more interesting question in 2026.
1. Avery Ranch (score 8.9)
$521,950 median, 1-year appreciation +22.6%, crime index 75.
The best value on paper, with a standout appreciation figure. The trade-off is distance, with a 30-minute commute and little walkability.
Avery Ranch is a master-planned community in far (far) north Austin, built around a golf course with sidewalks, parks, and trails running through it. Buyers get newer construction and more square footage for the money than in the central city, and the neighborhood’s low crime index adds to the appeal. Plus, there are plenty of dining options, shopping areas, and recreation in the area – it’s just not Austin’s downtown proper. And it’s near several of the top schools in the area. It is a car-dependent lifestyle, but for buyers focused on space and price, it delivers.

2. Allandale (score 7.9)
$850,000 median, 1-year appreciation +9.3%.
Not cheap, but its appreciation and school ratings make it the strongest value among established central neighborhoods.
Buyers here are paying for a proven neighborhood, and the market is paying it back. With strong schools, a low crime index, and a rising market while most of Austin is flat or down, Allandale offers something rare in 2026: a central address with room to grow. Allandale sits just northwest of the city center, along the bustling Burnet Rd. strip of boutiques and eateries. Residents enjoy close access to Beverly S. Sheffield Park and Shoal Creek Trail.
Want to buy where the market is rising? Browse Allandale homes for sale or explore the Allandale market trends.
3. North Loop (score 7.4)
$545,000 median, Walk score 74, crime index 105.
Walkable, central, and priced well below nearby neighborhoods like Hyde Park and Allandale.
North Loop takes its name from North Loop Boulevard, a small-scale commercial strip lined with vintage shops, coffee shops, and neighborhood restaurants. Residents can walk to dinner or a Saturday-morning coffee, which is not something every affordable neighborhood can offer. The streets behind the strip are quiet and residential, with a mix of original cottages and newer builds.
Ready to start planning those morning walks for coffee? Explore homes for sale in North Loop now, or read the North Loop market trends.
Honorable mention: South Lamar ($468,950) and Zilker ($799,000) tie for fourth, both at 7.3.
Best for luxury buyers
Weighting: 30% schools, 25% safety, 15% food and amenities, 15% walkability, 15% appreciation. Includes only luxury markets: neighborhoods with a median price of $1 million or more, or at least $550 per square foot with a median of $750,000 or more.
Our overall rubric rewards lower prices, which pushes Austin’s priciest neighborhoods down the list. Here, we flip that. Because median price alone can hide expensive areas with lots of condos and smaller homes, we also look at price per square foot. The neighborhoods that qualify are ranked on what high-end buyers tend to prioritize: schools, safety, and a walkable, amenity-rich setting.
1. West Lake Hills (score 7.2)
$2,974,500 median, schools 9/10, crime index 60, 1-year appreciation +3%, 18 min commute.
The top choice for schools and safety. It has the highest school rating and the lowest crime index of the neighborhoods we scored.
West Lake Hills is a Hill Country enclave of large lots, sweeping views, and custom homes just west of the city, served by the highly regarded Eanes school district. It is also among the least walkable places on our list, so it suits buyers who value privacy and space over strolling to dinner. Note that West Lake Hills is a separate city from Austin.
Explore luxury homes for sale in West Lake Hills now.
2. Davenport Ranch (score 6.8)
$1,750,000 median, nearby schools 9.1/10, Kid Friendly 93, $492 per sq ft.
High-end homes with top school ratings, in a quiet pocket of the Hill Country west of the city.
Davenport Ranch is a gated, hilly community with tree-covered lots and views across the Hill Country. Like West Lake Hills, it trades walkability for privacy and space, and residents drive for most errands.
See homes for sale in Davenport Ranch or review the Davenport Ranch market trends.
3. Zilker (score 6.4)
$799,000 median, $581 per sq ft, nearby schools 7.9/10, crime index 95, Walk score 74, Food score 95.
The most balanced luxury neighborhood, and the only top pick that scores well across the board. It qualifies as a luxury market on price per square foot.
Zilker sits beside Zilker Park, Barton Springs Pool, and the Barton Creek Greenbelt, giving residents some of Austin’s best (and most iconic) outdoor space at their doorstep. The neighborhood is a short trip from downtown and South Congress, and it turns into the center of the city’s social calendar during Austin City Limits and the holiday Trail of Lights.

4. Honorable Mention: Windsor Road (score 6.3)

5. Honorable Mention: Tarrytown (score 6.3)
$1,735,000 median, $710 per sq ft, nearby schools 8.9/10, 57% tree cover.
Tarrytown is a prestigious, tree-covered neighborhood west of MoPac with a short commute and a quiet feel. It lands lower on our list because of its lower walkability.
Check out the available homes for sale in Tarrytown and the Tarrytown market trends.
6. Honorable Mention: Clarksville (score 6.3)
$1,287,500 median, $650 per sq ft, Walk score 77, 10 min commute.
The most walkable luxury pick, with a short commute and a historic character.

Best for pet owners
Weighting: 35% tree cover, 25% pet friendliness, 20% walkability, 10% safety, 10% affordability.
Movoto’s pet score is high across most of central Austin, so we gave extra weight to tree cover, which is a good stand-in for shady walks and green space, and to walkability. These neighborhoods offer the most room for a dog to stretch its legs.
1. Old Enfield (score 7.9)
55% tree cover, Pets score 99, Walk score 55, $1,325,900 median.
One of the leafiest neighborhoods in the city, with a top pet score and a short commute.
Old Enfield’s winding, tree-lined streets make it a natural for daily dog walks, and its location near Shoal Creek and Pease Park means green space is never far. Mayfield Park and Laguna Gloria are minutes away.
Browse homes for sale in Old Enfield or see the Old Enfield market trends.
2. Tarrytown (score 7.7)
57% tree cover, Pets score 99, Walk score 50, $1,735,000 median.
The tree canopy leader in our data, close to Lake Austin and its trails.
Tarrytown’s mature trees and quiet streets are ideal for long walks, and Red Bud Isle, a popular off-leash dog park on Lake Austin, is close by. It is a premium address, but one that pays off for pet owners who love to be outdoors.
Ready to find a home with room to roam? See homes for sale in Tarrytown and the Tarrytown market trends.
3. South Lamar (score 7.5)
43% tree cover, Pets score 98, Walk score 66, $468,950 median.
The most affordable pick on this list, with big green space nearby.
South Lamar puts residents close to Zilker Park and the Barton Creek Greenbelt, two of Austin’s best outdoor destinations, while keeping prices well below those of neighboring Zilker and Barton Hills. It is the best choice for pet owners on a budget.
Find your next dog-friendly home. Browse homes for sale in South Lamar or check the South Lamar market trends.
Honorable mention: Travis Heights (7.4, 40% tree cover) and Barton Hills (7.1, 52% tree cover, next to the Barton Creek Greenbelt).
Best for historic character
While these picks aren’t based on numeric scoring, our editors researched the most historic areas of Austin for those who are looking to entrench themselves in the city’s history.
1. Clarksville
Founded in 1871 by formerly enslaved people, it is among the oldest freedmen’s communities west of the Mississippi. Many of its modest homes remain, though rising prices have changed the neighborhood considerably.
The neighborhood was settled by Charles Clark, a formerly enslaved man who bought the land after Emancipation, and it grew into a thriving community of Black families in the decades that followed. Today, preservation efforts keep its history visible even as the surrounding area has transformed.
Ready to live in the thick of Austin history? See homes for sale in Clarksville.
2. Hyde Park
Developed in the 1890s as one of Austin’s first planned streetcar suburbs, with a dense collection of early bungalows and Victorian-era homes. It also has strong nearby school ratings.
Hyde Park was the vision of developer Monroe Shipe, who built a streetcar line to bring residents north of the city. The neighborhood is home to the Elisabet Ney Museum, a National Historic Landmark, and its walkable, tree-lined streets still feel like the early-20th-century suburb it once was.
Dreaming of living in an iconic part of Austin? Explore available homes for sale in Hyde Park and the Hyde Park market trends.
3. Downtown Austin
Home to the Texas State Capitol, completed in 1888, and the historic Congress Avenue corridor.
The pink granite Capitol is taller than the U.S. Capitol in Washington, D.C., and anchors a downtown that also includes the Victorian-era buildings of the Sixth Street Historic District and the 1886 Driskill Hotel. Few places in Texas offer as much living history within walking distance.
Soak up the history of the city by browsing homes for sale in Downtown Austin.
Methodology
We scored 28 Austin neighborhoods on affordability (15%), home value appreciation (10%), school quality (15%), safety (15%), walkability (15%), food and amenities (15%), kid friendliness (5%), and commute access (10%). Each criterion is converted to a 0 to 10 score and combined using the weights in parentheses to produce the overall ranking. Each “best for” section re-weights the same scores. The pet owners section also uses Movoto’s pet score and tree cover.
Home prices, walkability, food, kid friendly, pet, and tree cover figures, and school ratings come from Movoto’s neighborhood market trends pages. Crime, commute times, and appreciation come from our own research, and some are estimates, especially for suburban and master-planned areas. Some neighborhoods are commonly marketed as Austin neighborhoods but may sit outside city limits.
Scores reflect a fixed weighting and market data as of October 2026. Verify details before buying or renting.
